Vortex is ready for growth, and we are looking for like minded people who wish to partner with us to own their own part of the Vortex story.

Vortex Kloof Street has been operating since December 2022 and has demonstrated the business model as both sustainable and profitable , with the business turning positive profit after only 3 months of trading. We are now looking for those people who have, over the years in our shisha journey expressed interest in investing in their own piece of this business. With the concept of Eat, Drink, Shisha, our trading history has seen our sales mix on the three areas averaging as per below:
Food 10-15%, Drink 60-65%, Shisha 30-35%. These numbers vary throughout the year obviously.



Owning and investing in your own business under a franchising model is slightly different to a business you start by yourself. We provide you with the tools, systems, suppliers, marketing and learnings (we have made the mistakes along the way) and give you the support and the leverage of the brand name to own and grow your own business as a franchisee. For this, there is a cost, and this cost comes via an Initial Fee, ongoing Franchise Fees (Royalties) and Marketing Levies on a monthly basis based on your gross turnover. Before you proceed, you must be fully aware of these differences vs creating your own business. Franchise agreements are signed and commit you for a time period (usually 5 + 5yrs, or 10 + 10yrs) making you legally liable for fees for the entirety of the agreement. You should clearly conduct your own research into the pro’s and con’s of franchising to ensure you are aware of all your obligations, as well as the franchisor. Who are we looking for?
Someone who is willing to be an active partner or ambassador to their business vs a passive investor – its a business you should be the face of!
Have the available funds to invest in the fit out and ongoing cash flow management of the business – the amount varies depending on the location you find. A typical range would be between R1MM to R2MM as a set up and fit out cost, plus sufficient working capital (at least R1-200k).
Have a passion for excellence, people development and compliance in all processes, procedures and most importantly laws and regulations of South Africa.
Have integrity and honesty in all you do – you must be willing to walk the talk and treat the business, the systems, the processes, the people and the guests with honesty and integrity – always.
What’s involved to become a part of Vortex?
Typically the process would look like this:
Express an interest and arrange a chat with one of our Directors to answer some of your questions.
If you are a serious contender, you would have already looked at potential sites. Ask / discuss with us about the location, to determine if this is suitable, and the biggest challenge is ensuring the location has a liquor licence linked to it, which you could transfer. (Note: franchisees are responsible to find their locations, secure the lease and all licences etc)
If after these discussions, you wish to continue, then we can move into more formal modes, which includes a deposit and confidentiality agreements to formally commence the process, and to then obtain other documents linked to a franchise from us (Disclosure Document, Franchise Agreement etc). When you obtain these, this is where you should engage professional services to check out the potential opportunity.
Should all still be of an interest to you, we would ask you submit a formal application form with all your details etc with a non refundable deposit of R30,000 (this cost is used for us to conduct checks and verify your financial and personal details). You may withdraw, or we may refuse your suitability at this stage pending the outcomes. If we reject you here, we will refund less any expenses we have used, if you withdraw the deposit is non refundable.
If all is still on track, the balance of the iniital fee is paid (R120,000) and we can then commence the process (assuming you have a site), where we can obtain drawings, concepts etc and start to give you a fit out costing and options for whether you build, or we build on your behalf. All the details of this will be in the earlier provided information supplied.
From there, it is all systems go to start your fit out, to help you get staff on boarded and ready and get you set up with suppliers etc to allow you to start your own Vortex journey!
